Before I get into the various marketing techniques, everybody should have a voicemail system set up. The one that I personally use is called “Freedom Voice.” It is a toll free voicemail system that has 1,000 boxes.
Setting Up a Voice Mail System
I think because they repeat, you only get about 100 actual boxes out of it. I would recommend all of you guys go and set up a voicemail system. I’m going to tell you why. You’re going to use it in multiple ways. You’re going to use it for marketing to sellers.
Unique Box Numbers: What you’re going to do is for all your marketing pieces, you’re going to put on a unique box number. For example, your first newspaper ad, maybe you put in Box 100. Then you’re going to do a postcard. Maybe you put in Box 105. Then you send out a postcard, you’re going to put in Box 110.
The point of all of this is that each one of these unique boxes actually could have the exact same message in them but it’s really just a tracking method. When somebody calls in on Box 100 or 105 or 110, you’d know what ad prompted that call so you can then track and monitor your advertisement and figure out which ones are working.
Voicemail Messages: You’re going to do it for all of your various pieces of your business. Obviously with all of your selling processes to get sellers to call you, you may have 20 or 30 different marketing pieces out there. I’m going to give you my complete voicemail scripts. You can use mine and you can record it yourself, however you want to do it, but I’m going to give you my scripts to use.
What you would do is you would have a recorded message on these voicemail boxes, and what’s nice about it is once you record one, you can use multiple boxes and it will use the same recording. You can use them for your sellers, your private lenders, and for a tenant.
Once you have a property that’s ready to go for rent, you could leave a one or two minute message about the property, describing the property and the various features of it and the price and the area, and even if you want to give directions.
Instead of you having to handle 50 phone calls from potential tenants that will kind of ramble on and ask a lot of questions, you force them into the voicemail system. They listen to the voicemail recording and at that point they know how many bedrooms, how big they are, the living room, what town it is, what subdivision it is, what price it is. They know everything.
At that point, they will then either leave a message which implies that they have interest, or they’re going to hang up the phone, which is great because that way you don’t need to talk to them.
